Last month, the Braidwater Group announced exciting new plans for The Cashel, a development of over 3,000 new homes on land to the west of the Buncrana Road.  Since this announcement was made, Braidwater has been engaging with the local community in respect to Phase 1 of the development.

With Covid-19 restrictions limiting physical consultation events, the consultation process has moved online. This week, a pre-application community consultation website has been launched, inviting the public to provide feedback on the proposals. The website can be found by clicking here where more details on the development can be viewed and downloaded. 

The announcement revealed plans for a hugely significant investment of £450m in The Cashel, a mixed-use development on a 100 hectare (c.250 acres) site in Derry-Londonderry.

The site, which is located at lands west of Buncrana Road between Whitehouse Road and Benview Estate in Coshquin, is expected to deliver over 3,000 new social, affordable, and private homes, and create a new urban village. This project represents one of the most significant investments in the north-west in recent years adding a net increase in the number of households in the city by around 8% over the life of the project.

Phase 1 will see an initial investment of over £100m to deliver a mix of 800 social, private and affordable houses, with major infrastructure also to be put in place for the wider site. At any one time approximately 250 construction jobs and apprenticeships will be created, with the economic impact set to positively benefit suppliers in the area.

‘’We are committed to engaging with members of the wider community and are now undertaking a period of pre-application community consultation (PACC) on our proposals in respect of Phase 1 of the mixed-use development. 

‘’This initial Reserved Matters submission involves the development of circa 800 dwellings (mix of social, affordable and private homes) with associated infrastructure improvements, commercial development and open space provision.

“The website is now live and gives local residents and business owners the opportunity to provide the planning team with vital feedback ahead of Braidwater’s submission to Derry City and Strabane District Council. We welcome feedback from all corners of the City and North West and no doubt it will help steer the final plans to be submitted.’’

The Cashel and Sustainability

Sustainability will be key to the project with a high street and central park at the heart of the scheme providing a hub for new residents. The plans will also deliver new community buildings, schools, retail and convenience facilities within the development. With the ‘North-West Greenway’ passing near the proposed site, linking Derry-Londonderry with Buncrana, there will be cycle routes incorporated into the plans to help provide a safe space for cyclists. The development will also aim to be carbon neutral and to help facilitate this there will be extensive tree planting and biodiversity measures as part of the project. 

Feedback

The feedback received will be shared with the design team and will help to shape proposals prior to the submission of a planning application. A Pre-Application Community Consultation Report will be prepared which will provide a summary of all feedback, Braidwater’s response and how appropriate feedback will be incorporated into the final proposals. This report will be submitted as part of the Reserved Matters submission to Derry City and Strabane District Council.
